How to rent a condo

From the first question to the keys: the steps, the documents to prepare and the money due at signing

The steps

  1. Ask and book a viewing

Message us on LINE or call, with the listing code and a time that suits you

Send the listing code (e.g. CDFR-000123), your budget and your move-in date. We check that the unit is still free and book a time that suits you.

  2. View the unit

Our team shows you the unit and the building's facilities

Look at the unit and the shared areas, try the water, power and air-con, and ask about the common fee, parking and building rules.

  3. Agree the terms

Confirm the rent, contract length and move-in date with the owner

Agree the rent, the contract length, how many months of deposit and advance rent, the move-in date and any special terms such as pets.

  4. Sign the contract

Sign the lease and pay the deposit and advance rent

Read the whole contract before you sign: the term, renewal, how the deposit is returned, water and electricity. Pay what was agreed and keep the receipts.

  5. Get the keys

Check the unit together, then move in

Check the unit and the furniture together with the owner or our team, take photos, note the water and electricity meters, then get the keys and key cards.

Documents to prepare

  • Thai nationals: a copy of your ID card
  • Foreign nationals: a copy of your passport (photo page and visa page), and your work permit if you have one
  • A company as the tenant: the company certificate and the ID of the person signing
  • Some owners ask for more; we tell you before the signing day

Money due at signing

Security deposit
One or more months of rent, as each listing states. The owner returns it at the end of the lease, less any damage or unpaid bills.
Advance rent
The first month's rent (or more), paid before you move in. It is your rent for that month, not refunded.
Total at signing
Deposit + advance rent. Every listing shows its months and the total under "Money due at signing".
Water, electricity and the rest
Not included in the rent; paid by the meter. The common fee is usually included. Ask us about any listing.
