Frequently asked questions

Which station is this unit near?

Station Talat Phlu (Line BTS Silom), about 750 m in a straight line.

How much do I pay before moving in?

A 2-month deposit and 1 month of advance rent: ฿36,000 in total at signing, excluding water, electricity and other service charges.

What is the minimum lease for this unit?

The minimum lease is 12 months.

When is this unit available?

It is available now; you can book a viewing.

What is the difference between the deposit and advance rent?

Advance rent is rent for the first month (or the month the lease names) paid early, so it is not refunded. The security deposit is held for the whole lease and is returned after you move out, less only what the lease allows, such as damage or unpaid bills.

When do I get my deposit back?

Generally the owner returns the deposit within 30 days after the move-out inspection, depending on the lease.

What can be deducted from my deposit?

Usually only what the lease allows: damage beyond normal use, unpaid rent or utility bills, and cleaning if the lease says so. Normal wear and tear should not be deducted. Take photos of the room both when you move in and when you move out.

How are water and electricity charged?

Water and electricity are metered: you pay for what you use, to the building's juristic person or to the electricity authority, as the building sets.

Is there internet, and how much is it?

Most tenants set up their own fibre internet, usually from about 400 baht a month depending on the provider. Some rooms already include it: check the room details or ask us.

Who pays the common area fee?

For most rentals the owner pays the building's common area fee, but check that the lease says so before you sign.

Who do I pay rent to, and how?

Rent is paid directly to the owner in the way the lease names, for example a transfer to the owner's account. Keep every month's transfer slip.

What if I need to leave before the lease ends?

It depends on the lease. Many leases ask for notice and may keep part or all of the deposit if you leave early. Read this clause before signing, and if you do need to leave, agree the terms with the owner in writing.

What documents do I need to sign a lease?

Usually a copy of your Thai ID card, or of your passport and visa if you are not Thai. Some owners also ask for a work permit or proof of income. The lease should name both parties, the room, the rent and all conditions.

Can I keep a pet?

It depends on both the owner and the building rules. Many buildings do not allow pets; rooms that do may have conditions or an extra deposit. Check the pet information in the room details and always have it written in the lease.

Is there parking?

It depends on the building and the room. Some buildings give a set number of spaces per room; others require registering the car or charge a fee. Ask us before the viewing.

How do I book a viewing?

Send a request from the room's page or contact us through the channels on the website. We arrange a time with the owner.

Do I need to tell the building before moving in?

Many buildings ask for notice before you move things in, for example registering as a tenant, booking the service lift or paying a moving deposit. Each building has its own steps, so ask the building office before moving day.

What should I check in the room before moving in?

Check and photograph every part of the room. Try the air conditioning, water, lights, appliances and door locks. List the furniture and items, and have both sides sign the list as part of the lease. Report anything broken to the owner before the lease starts.

Who repairs things that break?

It depends on the lease. Usually the owner repairs appliances and fittings that fail through normal use, and the tenant pays for damage caused by misuse. Small upkeep, such as cleaning the air conditioner, may be the tenant's job if the lease says so.

Can I renew the lease, and will the rent go up?

Yes, if both sides agree. The rent for the new term is agreed with the owner. Start the conversation about 1-2 months before the current lease ends.
